The Security Deposit is an amount of money handed to the
Landlord by the tenant at the time of signing the rental agreement. This deposit
allows the landlord a financial safeguard in the event of damages to the property
or in the case of unpaid fees by the tenant once the dwelling has been vacated.
Cases where the Landlord could hold part or whole of the Security Deposit
- The dwelling area will be inspected before and after the lease period, as tenants
are required to leave the unit as clean as when they moved in. The landlord can
deduct the cost of fixing any damages which are beyond "normal wear and tear"
- After inspection of the dwelling, the landlord can deduct the cost of fixing any
degradations attributable to the tenant (including uncleanliness of the rented area)
- For application upon any rent or fees that may become due or owing by the Tenant.
- Never can the security deposit be used against payment of the last month’s rent.
The security deposit must not be considered an advance payment on rental fees. The
tenant must pay the rent until the date of departure.
Any amount of money claimed by the landlord to the tenant must be justified. The
landlord cannot arbitrarily establish the costs or repairs but will submit an invoice
or professional estimate.
In the case of damage repairs done personally by the landlord, he cannot bill the
tenant for his labour. Only the cost of materials used in the repairs will be deducted
from the security deposit amount. Once the security deposit balance is returned
to the tenant, the landlord will cease all further billing and therefore implicitly
renounce any later claim.
The total security deposit reimbursement must be done within two week after the
return of the keys by the tenant, if his rental obligations have been utterly met
(payment of all rent monies and fees and completion of any other duties he might
be responsible of)
It’s an amount you pay to secure your reservation.
At the airport, you can choose between a rented car, shuttle or taxi. You’ll find
information on these different modes of transportation on the website of the l’aéroport
Montreal-Trudeau airport. As you will see on this website,
a taxi fare is slightly more expensive than the price of a shuttle ticket. However,
if there are more than two people in your party, it will make your life much easier.
If you are carrying a large amount of luggage, we recommend you use the services
of a more spacious minivan taxi.
As a rule, the furnished location is available from 4:00 PM (16:00) on the day of
your arrival, unless you have agreed otherwise with the renter.
Upon your arrival at our offices in Montreal:
- You will be asked to sign the seasonal rental lease;
- You will then be given the key to your Furnished Apartment.
- You will be required to pay the balance of the rental fee as well as the warranty
deposit. This can be done either in cash in Canadian dollars, or in Travelers Cheques,
in Canadian dollars, or by credit card: Visa, MasterCard or American Express (an
extra 4% charge will be incurred). As for the warranty deposit, you may pay cash
or by credit card i.e., Visa, MasterCard or American Express.
- Note that an official proof of ID is mandatory in order to book the rental..
Bed linen and towels are always supplied in our Furnished Apartments.
High speed internet access is available in all our apartments.
Unless otherwise agreed upon with the renter, you should vacate the premises before
10:00 AM on the agreed date.
You will take possession of a clean Furnished Apartment and we ask you to leave
the premises clean. You could be charged maintenance fees if the premises aren’t
like when you moved in (empty garbage cans, clean floors, empty and cleaned refrigerator,
stove and ovens, etc.).
Our prices are “all inclusive”. You will be charged for your telephone calls – if
not local - and for the use of Internet beyond the maximum allowed. Everything else
is included in the rent: electricity, heating, hot water, TV cable and the telephone
with unlimited local calls.
Prepaid calling cards can be purchased at a “dépanneur” (which it is like a convenience
store), in $5 increments, which you can use to make international calls at very
affordable prices from your own apartment or from any public phone booth.
It indicates the number of rooms in an apartment, the 1/2 being the bathroom. For
example, in a 3 1/2, you will find a kitchen/dining room, a bedroom, a living room
and a bathroom.
In some 4 1/2, you will find 2 bedrooms: in others, a bedroom and a study.
A bachelor is a single main room with a bed, a couch and an equipped kitchen, which
is often separated from the main room.
Semi-furnished apartments, as one can see them advertised almost everywhere, generally
offer only basic appliances (refrigerator and stove).
We only rent fully furnished and equipped apartments and you will find EVERYTHING
in our rentals (electric appliances, beds, couch, table, chairs, TV set, bed linen,
towels, cutlery, crockery, pots and pans, iron, etc.). We like to say to our customers:
“Just bring your suitcase!” Some of our apartments however do not offer washing
machines and dryers within the apartment itself, but can be found in the building.
Unfortunately no, we only rent on a monthly basis.
