Rental conditions of the furnished apartment in Montreal

What is included in our fares for a furnished apartment:

Electricity
Hot water
Heating
Telephone with unlimited local phone calls
Cable television
High Speed Internet
A cleaning service is available on payment of an additional fee;
A parking space (in some apartments) is available on payment of an additional fee;
The Apartment Network in Montreal (Réseau appartements et gîtes au Québec) fee is included in our rates

What is not included in our fares for a furnished apartment:

The costs related to lost keys, broken keys, keys forgotten inside the furnished apartment, keys not remitted to the renter at the end of the rental period, locksmith services and extra keys.
Necessary maintenance costs if the furnished dwelling is not returned in the same condition as it was upon delivery.

Furnished apartment Reservation

  1. To know more about the availability of the furnished apartment(s) you’re interested in, please contact us by phone at 1-800-271-1110 (no charge for Canada and the USA) or 1-514-281-1111 or by email or by using our specially designed Web page
  2. We shall then inform you about the availability of the furnished apartment and its rental conditions (cost, booking deposit and damage deposit).
  3. The furnished apartment will be booked for you only on receipt of the booking deposit, which can be made in different ways:
    • By Visa, MasterCard and American Express. Our secured web site Cédric : inscrire le lien avec la page en question)allows you to instantly send a booking deposit. With these Credit Cards, your booking will be immediate.
    • By credit transfer. Please make sure with your bank that your transaction includes all the transfer fees to Montreal, otherwise you will have to pay them when you arrive, on presentation of the deposit receipt from our bank. Upon request we’ll send you the necessary information about our bank. If you fax the receipt of your transfer to 514- 843-3223 or email it at info@ragq.com, your booking will be made immediately.
    • By Western Union (branches all over the world; at post offices in France; consult the phone book of your region or www.westernunion.com). If you choose this way of booking, we’ll be pleased to let you know how and where you can do it. This way of paying will assure you an almost immediate booking, since the funds reach us within an hour. If you choose this option, we appreciate you to inform us of the booking by sending the transfer number by email.
    • By postal order in Canadian money. Booking when we receive the order (which may take several days, according to the country). We appreciate you inform us if you decide to choose this option.
    • By bank order in Canadian Money. Booking when we receive the order (which may take several days, according to the country). We appreciate you inform us if you decide to choose this option.
  4. On receipt of your booking deposit, we shall send you a booking confirmation by e-mail with the address and phone number of the furnished apartment.

Policy in case of a cancellation

  1. The booking deposit is not refundable. We strongly recommend you take travel insurance.

Your arrival in the furnished apartment

  1. Upon arrival at our offices in Montreal :

    • You’ll sign the seasonal rental lease;
    • You’ll pay the balance of the rent as well as the damage deposit. This can be paid cash in Canadian money, or in Travelers Cheque (Canadian money) or by Visa, MasterCard or American Express (4% service charge extra). As for the damage deposit, you can pay it cash or by Visa, MasterCard or American Express. This amount will not be cashed by us if your stay is of 60 days or less.
    • You will then be given your furnished apartment’s keys.
    • Please note that an official proof of ID is compulsory in order to proceed with the rental booking.


  1. The apartment inventory card is kept in the service guide. This card identifies the condition of the premises and all inventories at the moment of occupancy. The leaseholder will verify both inventory card and premises and will notify the landlord of any discrepancy within 24 hours following occupancy. After this delay, the apartment inventory card will be considered accepted by the leaseholder.
  1. Your furnished apartment will be available from 16:00 on the day of your arrival and until 10:00 at the latest on the day of your departure, unless you and the renter have made other arrangements.

Insurance

  1. The Apartment Network in Montreal (Réseau appartements et gîtes au Québec) as well as the landlord of the dwelling you will be renting have taken out an insurance policy for this apartment. However, none of your personal belongings or your personal responsibility is covered by this insurance. We therefore recommend you and your fellow companions take on a personal insurance covering your responsibility as well as your personal goods and belongings against loss or theft.

Departure from the furnished apartment

  1. You will take possession of a furnished apartment in which the cleaning will have been done; it will again be done after your departure. However, we ask you to leave the place clean. You could have to pay $25,00 an hour cleaning expenses if you don’t return the apartment in its initial state, namely :
    1. The furnished apartment must be clean (dust and floors) and all furniture in its proper place;
    2. Removing sheets and pillowcases from the beds;
    3. Throwing away all leftovers and ensuring no food items are left opened;
    4. Washing and putting away all dishes and cleaning the kitchen area (over, fridge, microwave) and bathroom);
    5. Putting the garbage in the spot for this purpose.
